In this case we are keeping as long term rentals however most of the people developing besides us are middle man investors taking risk off the table for the builders from a capital standpoint and then selling the product to the end user like s long term investor.  

Because of this, we were the only buyer at the table and were able to negotiate a great deal.

its easier to get financing personally and then quick deed to your LLCand then you must consider what value a LLC is actually bringing to the table... its pretty much main purpose is to limit the liability on your investment so if a worst case situation happens the most someone can sue you for is the value of the properties the LLC owns. 

Sure it's easy to set in and forget it within their platform but you could be leaving THOUSAND$ on the table by allowing them to price your rental.

Try other social media sites too.The bottom line, and I say this as a former Realtor, is that if you look at any handful of full time agents with a few years under their belt, there's not a dime's worth of difference between them.Nobody, regardless of what their brokers tell them, has anything truly unique. 

However, if an investor commits to doing his or her due diligence, the fear of a lack of funds is irrational.If you have a great deal on the table, there is no limit when it comes to ways to fund it.
