Lastly, Dan Lesniak wrote "Hyper Local, Hyper Fast agent".That said, there are other sales positions that are NOT 100% sales and can help you begin earning sooner i.e. insurance, medical equipment to name a couple.In conclusion, most sales positions will give you more income potential than many W2 jobs (depending on your education and experience level) AND will also continue your self-development journey.

Nope they don't care you cant work you lost all that money medical bills stacking up marriage is in shamble and you no longer are that parent who was once involved. you are advised you have to leave your home which splits your family (YOUR WHOLE WORLD) and they don't care!!!!!

The more cash flow you get,  normally the less appreciation and visa versa.To your point, if you want a balance of both, I would target a tertiary market 30 min to an hour outside a very fast growing major city.

A medical resident at the local hospital has put in a LOT of work and effort to get where they are, and they're unlikely to risk ruining their credit over silly late rent payments or property damage.Having said that, if you upgrade that hypothetical C-grade property to an A-, but it's in an area where nobody has the money to pay the higher rent, or there aren't people interested in renting a higher grade property, then that's going to cost you (this is the classic case of over-improving a property--which a very common mistake by beginning real estate investors).
