I got dropped from my umbrella policy with Geico once they find out that I had more than 4 properties.

They are a good starting point for locating cpa, attorney, roofers, realtor, handymen, insurance, lenders,  etc.b) get all your forms organized and put them in drop box.

Add in cost of mgt and the CF drops to $50 bucks.  

I was initally quoted at 350K, and now she has dropped it down to 200k.

I am not in any way suggesting anyone buy a bunch of properties in dangerous neighborhoods and drop it on the PM, and in fact I think its a bad idea to even think that way for many reasons.What I am saying is, this scenario could happen in any neighborhood and the PM is better equipped to handle these situations than I am or most people I know.

What if I bought this at 70% of list, what if renovations cost double what I'd expect, what if the average rent in the area dropped $100 per door.
