@Ray Agosto,  the first thing I do is go to a county web site and click on their property tax link.  

Target an area (neighborhood) and "farm it".  5-7 targeted messages using different types of media.  

As for me, if I'm investing 50k, I want to see a cash on cash return of a minimum of 14%, with 20% being my target.

Doing this, I'm able to keep track of 157 houses right now that we're targeting without having to go see 157 houses.
