That meant giving up a LOT of things including days off and vacations.However, now I can do pretty much whatever I like and I work on average 12-16 hours a week (semi-retired).

I personally wouldn’t give them options…can you imagine how confusing it will all be and who they will need to talk to before they decide what they should do…I however would be armed with all the facts…like filing insolvency so they don’t have to pay taxes…be an asset!

When my buyer, an older couple, couldn’t get a loan for the amount of their offer, someone suggested asking them what they had to trade, maybe a cabin in the woods, or…I did ask her that day, and she said the only thing they had was some antiques.

After the duplex is done, it would often appraise much higher than the overall cost, which meant you could do a cash out refi and get your initial investment back and then all of the cash flow.

@Bob Bowling, I realize that the 50% rule is meant to include cap ex and NOI does not.
