I've done the due diligence of finding a mentor in the area and getting the opportunity & support to shadow her on an entire project from getting the contract to closing on the end sale.

It all comes down to who will offer you the most support as you start out, the best commission split (not as important, but still important), and the tools in their toolbox.

What I am trying to say is that you have to show how this is a truly unique situation, get all the neighbors on board and have the city planning department support you.

I will say I've learned a LOT about the industry that I didn't expect having already been an investor and purchased a couple houses personally.You can do it part time (make no mistake, it is WORK), that's exactly the reason I joined the brokerage that I did - allows me to train, get support, and work outside of normal work hours. 

Guess the number of incompetent wanna be wholesalers has increased to the point where even relatively free market supporting state legislatures are considering acting against free market interests.

Are the numbers supportive of your plan to increase rents by 15%?
