Many agents steer their sellers away from VA buyers (in a multiple offer / hot market situation) because they perceive the VA loan process to be difficult.

The pitfall you want to avoid in this scenario is that, even if you have some success, ask yourself if the success was due to luck or your skill.

I don't know in the PM world if you *need* to have employees to have a sellable business but it sure helps if you're buying a system, people, processes, etc. that can operate with (or without) you.  

I’ve hired a lawyer to help get them out, but I am confused as to how long this process will take.

I did a fair amount of work myself on this project, but am building up my roster of subs to do more on each successive property.

You can be successful in REI without it but you hit it on the head man.

Regarding that refining you do after your initial research with other local listings, what normally is your process for that next step?
