The LLC is a pass-thru entity, so any and all income would pass-thru to your individual income tax return and would not solve your problem. 

Can I use two different contractors for a 203k loan, or does it have to be one individual one.

This is due to the fact that nothing has been built new here in the last 8 years and the unemployment rate has come down substantially.

Investor psychology is unique to each individual, whether they are more aggressive or conservative; I find myself in the moderate-conservative camp throughout my investing career (yes, I have listened to Dave Ramsey since 2000).  

With that being said, I would approach from the angle of building a lasting business relationship with the individual.

While looking on Craigslist for properties about a month ago I came across a post from an individual claiming to be a real estate investor looking to downsize his portfolio and maybe willing to work with someone to help get them started.
