He would do something along the lines of a SAFE note, where the note will be secured by future equity, and primarily looked for investors to loan that had unallocated capital but wanted cashflow (retirees, people with little time, or people that didn't have the skills to find assets that made sense financially).

As a side note, if you do obtain a HELOC to acquire a new invest property then run that payment against the new property's cash flow instead of the property you use for the HELOC collateral.

I'd have no hesitation booking it if I were in the area.My one note is on the order of the photos - there are several times where it appears that there are two variations on what is essentially the same photo, and they appear back-to-back.
