I also feel like having 4 separate incomes is better than 1, and so if one of the guys were to lose their jobs, the other 3 would likely pay his portion until he got on his feet.

And depending on what you want it will run into a small air handler with a coil and fan, or if you choose a “mini split” there will be multiple line sets running to the “heads” basically the fan and coil all in one that mounts inside the room and looks very nice.Depending on the square footage and what the original heat pump was (air handler with duct work already installed?)

Definitely negotiate hard, their feet are kind of to the fire here seeing as the lessee defaulted on the agreement, so they’re likely not getting any income off the system (other than perhaps selling electricity back to the grid), and they’ll incur a loss coming out to remove and repair.

A detached ADU will not add to gross living area, but that's not a big deal since appraisers do not care nearly as much about price per square feet as the general public thinks, they basically don't care at all in reality, except maybe as a final sanity check when the appraisal report is otherwise completed.
