I would then give her the "Call to action" to get in touch with you to discuss making a payment to catch her up so she can stay (Only if you would be willing to do that) or to make arrangements about when she will leave the property so you can stop the eviction to avoid having it go on her record.

The point is, it is an option for investors.I can not possible buy all these units myself, and I have already arranged the deals and the teams in place, so why not pass them along to others who can benefit from my work and due diligence.

I generally file an eviction (only $40) on the 15th unless previous arrangements have been made.Nothing I dislike more than a tenant that won't communicate why they are late or when they expect to pay the rent.
