I don't personally have any experience in wholesaling but i've read online that pro wholesalers put fellow investors, and other people who might be interested in buying, on their speed dial, metaphorically, so as to sell properties with maximum speed.

Working with a good realtor will speed things up and help you understand zoning.  

There are people in every market that would sell their property at discount in exchange for speed and convenience and it happens all the time.

To speed things up, please send the approval and we will handle it immediately.

The wipes are something that will cost you a lot of money and headaches if you dont address it - -- you'll still likely have problems with it from time to time - so have a good plumber on speed dial and a good relationship and make darn sure they spec'd in cleanouts everywhere.
