Just about everything I've run comes out with a negative cash flow in years 1-5...even with 20+% down.

One of the major benefits is qualifying as a real estate professional and i still havent had a chance to get all the details on that until i speak with someone with a CPA.

Even though bargains can be had in Vegas, unless your down is 40-50%, you will be in the red negative every month, probably several hundred dollars.
