If it is a high walking score, you may attract tenants without access to reliable transportation but from my experience, most people in the midwestern/southern cities have access to some form of transportation.

I don't work in that area, but I do a general search once in a while and the prices in southern NH just over the border seem to lend themselves better to house hacking if you work in the North Shore. 

I'd say main vacation spots are outer banks (nags head, etc) and the southern beaches around Wilmington (Carolina Beach, Holden, etc).  

It converts NOI into VALUE (much the same way a money changer converts US Dollars to Mexican Pesos at the southern border).

This show had quite a lot of interesting concepts related to this thread... using a 203k loan, finding hidden value in other options, and also not falling into the highly competitive market of duplexes and multifamily properties in Southern California.
