I too am searching for my first deal and since it has been 11 months since your post I was wondering what software to you decide on and if that illusive first deal has been done.

I recently moved to northern New Jersey from Austin and a software engineer that works from home. 

I use Propertyware for my PM software and it includes a credit/criminal check system through Experian.

My CPA was able to help me a bit, but my Elite Instructor in the 3 day course gave us some guidelines on how to deduct.They fell into different categories of education, software, mentoring, and a couple of other things that I can't remember. 

I am managing my own rental so I am needing suggestions on property management software.

CongratsAre you using a software to collect rent or are you to just doing it the old fashion way of collecting a check from your tenant?

I utilize area managers (which in your case would be your son) but utilize a property management software to have an overview of the entire operation.

What I’m trying find is a good online management software to use for purpose of collecting rent?

Has anyone used Fixters.com or any other software?

Could any RE investor here benefit from some technology/software assistance?
