Does texting for your first interaction with a possible seller work?

Hi everyone.I’m new to the community and was after listening to one of the recent podcasts, I was left wondering: Will the appeal of single family homes increase in the coming future as opposed to small multi family homes due to the fact that people won’t want to be coming into contact with other tenants/neighbors for social distancing concerns?

They bring in about $7k/mo from pensions and social security, way more than they spend.

We understand that there will be some hiccups along the way and are prepared to learn from every interaction.

I have not had any of my tenants do this.You can post the pay or quit notice on the door with out interacting with anyone.

They were there for work opportunities and the social aspects of city living (which are more limiting now).

There are 4 different people here...even though the tenant and the buyer may have the same social security numbers, just like the owner and the landlord might have the same C.C.#.What this means is when the property is sold, the lease agreement is still in place but is transferred from the old owner (the seller) to the new owner (the option executor).  

But, where is that face to face interaction (Covid-19 notwithstanding) or even phone chat?

Sorry if these question seem “dumb” I’m just trying to soak as much information I can before getting out there and want to sound professional and confident when I am interacting with professionals.

Going into this interaction I had agent opinions and comps leading me to an ARV of 40k, with rent comps sitting around 650-700 per month.
