I live in West Boylston, MA and I want to start getting some skin the the game of real estate.

So, they put the ladder up to the roof line in a few places, looking at the roof and surfaces from the ladder, not getting on the roof. 

However on the surface you seem to be on the right track with going with multifamily options.

I'm new to investing and am just scratching the surface but there are so many great resources here that I'm optimistic I can do well and I'm excited to learn as much as possible. 

- can you Provide references - how much skin in the game (cash) will you put in?

No one has more "skin in the game" than a PMC as they have to deal with the property every day until an owner sells or fires them.Also recommend finding your own Inspector and not one referred by an agent.

So I'm not buying anything else at the moment.There are a ton of opportunities surfacing all around my market.

Hi Lisa,On the surface, it seems like a decent opportunity if you are interested in student housing. 

On the surface, BRRRR sounds like an efficient strategy to reuse the same capital over and over to gain more assets....

I also like a inexpensive cleaner/degreaser called "Mean Green" works on most surfaces like trim, doors,kitchens, bathrooms and appliances inside and out etc (It won't remove hard water deposits though).
