Investors! What's keeping you from pulling the trigger right now?

I'm an investment friendly agent here in the Colorado market, and I'm always curious to see where my investors heads are at. What are the biggest red flags for you right now? Or more importantly, what would your biggest green flags be in order to pull the trigger on a property?

I know on my side, the numbers have to work. That means buying deeper and TRULY understanding the numbers on a project as well as understanding how the market shifts. I hate seeing investors get a bad taste in their mouths because of a greedy wholesaler. Would love any and all input from you you all!
