I asked my agent why the Sellers would downplay the property as only 1,895 sq ft and she said it looks like the current owners bought the house with the sunroom install, but could’ve later added the heating/cooling systems BUT, didn’t go to the county to get it permitted/assessed to be added as true sq footage.

Like a good deal you have to search in the weeds, meet and greet at the job site, and "sus" out the contractors abilities. 

So your 'cost' would actually be 10.5% since your parents want to earn 5% but.........this method avoids this 'loan' showing on your DTI because the only people who know about the loan is the insurance company and the owner of the policy that took the loan.

@Connor Kline, cash for keys is the most likely way to get them out, and even this may not be a realistic option without buying property first, since I am guessing the seller won't want you offering them buyouts before you are owner of property.

Once you narrow in on what you're looking for there are some excellent lenders through BP that could help you find some good options for loans.For instance, if you needed to put as low down as possible you could look into an owner-occupied loan like a FHA loan.
