The current NOI wouldn't even service the debt at 650k.

If you talk to the bank, their foreclosure or loss prevention department would probably know more than their regular customer service dept.

In regards to the Home depot receipts I use Home Depot's receipt email service and store the receipts in separate email folders. 

Definitely seek the services of a reputable attorney who can memorialize the economic agreement between you and your partner. 

You will find a lot of people that offer similar products and services. 

Lots of businesses get cash, my service business included.

There are some services where you can report to collections and ding the tenants credit.This is why I believe term leases benefit the tenant over the LL.
