This is a company who has a robust customer service team for sales (they always pick up first ring but can't help) but for helping actual customers they have a ghost staff apparently.

I get much more cash flow when I rent by the room than by the whole house, and when something breaks (normally) it comes out of the security deposit and that helps me fix up the house to make it nicer for the next tenants.

Are these valid reasons that would allow me to secure another FHA-type loan? 

I can't see what good they are except as security theater unless you have someone watching 24/7.

Can I use a lien to secure any monies I invest/help with?
