For my situation being away from home so often(I'm a Michigan resident), this would still allow me to participate in real estate but be diversified beyond a syndication.

I joined a mentorship program in March 2024.  I got a property under contract 3 weeks later, YAY!! Sellers wanted $1K EMD.  I paid it...Didn't  find a buyer and lost the deposit.  Got a second property under contract....

Hey all, I'd love some insight into real numbers of what you all have seen/heard about renting to Dunkin.

Look at some YouTube videos by Anderson Business Advisors.I am not an attorney, CPA, only a long-time investor. 

Basically, if you run it hands-on and spend significant time doing it - probably there is material participation and self-employment tax.As you can see, a generic yes/no answer is impossible for your question.

My brother-in-law has remained living in the condo the entire time (not sure if this is important).

Would you recommend for a 1st time investor. 

Either way buying it and having on site will save you time and labor costs provided it fits the space and works with the existing drain.
