You are close by but give some thought to if you are going to be on call 24/7.We went with a Commercial loan through a regional bank and was able to put less down than some of the national banks were requiring.As I said we have been happy and knowing people in the community made it easier to find renters than hanging a "For Rent" sing on the fence.Good luck!

That depends on who the tenant is national,regional, or mom and pop and if they are freestanding STNL or inline MTNL space.If inline the spot they are wanting matters.Generally the owner wants to control the interior TI for the quality of the build.

NNN retail for a national tenant can be a 5 cap whereas a regional tenant can be a 9 cap.(3) If someone is selling a commercial office building (for example) and has a 5 year renewal with the current tenant, why would they be selling if it's such a good deal?
