Hi Rob,Insurance companies provide quotes of free, so it's a good idea to get multiple and compare.

If a tenant provided a portion of the SD I'd deduct for wear and tear and pay them that amount.

There's turnkey providers with  predatory 2-year balloon options on houses, one's with 50 1-3 post people show up to support them.

They told me that they can accept a higher rent if I can provide active leases (redacted info of the current tenants) that show a higher rent as long as it's a duplex. 

As for me I’ll bypass rules and evaluate each deal independently to see if it fits criteria I choice which I’ve chosen to provide the best shot at reaching my goals.  

I’m based out of Seattle so I work with a team on the ground that sources deals, manages the rehab and provides property management.

@Peyton LaBarbera you're not going to find or get a lot of info on SFR properties.For apartment buildings, owner's agent will typically provide a glossed up Pro Forma.
