@Jeremiah Vancans You will be able to find better cashflow in the D-C class neighborhood if you dont mind the drive and headache of dealing with tenants (proper screening can mitigate alot of risk on tenants).

. - the PAR lease is not the only lease out there that has the tenant waive the rights to notice to quit; in fact you could have your own custom lease that does just that too, as long as the proper disclosure is also included.

Sometimes the "scraper" would take forever to scrape or it would say "pending" for 48 hours or so, so I initiated a support ticket to inquire on if I was using it properly or not and never heard back.
