Earnest money forfeit doesn't even begin to make sellers whole.well the wholeslaers that try to tie up my property they really step up.. last contract I got they had 15 dollars of EM no proof of funds etc etc.

Short answer is.... if they’re financed don’t bother with an LLC in fact the bank won’t even let you finance it as an LLC unless that cooperation is making its own money and you have proof on your filed taxes.
