As far as down payment I’d say talk to a lender as each building may be different.

Lenders, attorneys, PM's, insurance agents and of course, fellow investors.i can bring capital to the table and some mean underwriting skills so feel free to reach out if I can help you!

I also got the taxes reassessed and cut by more than $7k per year, due to the tax assessment being overvalued compared to my purchase price.I just went through the process of getting a 25-year commercial loan put on the property with my usual lender.

From a lender perspective, multi family is also a great strategy as the income of the other unit(s) will help you to qualify for a higher purchase price.

I also was referred to fantastic handypeople and other great folks like attorneys, agents, and lenders who helped me along the way. 

im looking to get a HELOC on my primary home but I may need a lender who is friendly with Self Employed business owners.  

however, I think the first step is to double-check with your lender as @Andrew Postell mentioned, and see what is possible.

I have called some local lenders as well as put in online applications but have quickly realized that since my LLC owns the home and it is not owned by my personally that it will be a bit more difficult.

The one issue is that you can only purchase real estate "Cash" in general as most lenders won't let IRA's take out loans, but I've seen it done if the deal is right.
