When you say funding do you mean as in private money lender, or hard money lender or getting a loan through the bank? 

What if we went through a private money lender and just had to make a security deposit for the loan and adjust the term of years? 

Is there enough equity in the property in which you can sell a portion to a private money investor or an investor partner to raise the down payment?
