For $3000 that is the cost to do substantial rerouting of air ducts and installing a damper system.As far as repairs, that is the responsibility of a landlord.

In regards to avoiding these issues, it's pretty up in the air.

House does not have central air and heat I’d have to do the duck work.  

If they keep complaining and they have been good tenants consider lending them a window air conditioner to place in the bedroom.If they keep complaining and have been lousy tenants offer to let them out of the lease, repair the HVAC unit when parts are available and rent again at a higher rate.

I will soon be rolling over a 401(k) into my sdIRA and I want to use it to buy one or more Air B&Bs. 

I walked over and talked to them and they said their landlord wouldn't fix the air conditioner.

It's either 7 units or 4 units, the appraiser is not going to just churn up some particular number of units from thin air.1 unit = 1 apartment = 1 front door = ie A1, or B3, or 2, or C, etc...

Hello Austin B who does not like the cold and wants to invest in foriegn rentals...I was told by a Commisario in Buenos Aires, 40 years ago, that if I was to buy an apartment etc. and not live there full time, that when I get back there would be a General living in my property.
