We had a showing at our home today....the agent stepped outside to take a cigarrette break, leaving the buyer inside alone for 10 minutes, then putting the cigarette out onto our exterior concrete patio.

Having bought the property for £128,000 we sold it 18 months later for £322,000 our Real Estate investing career had started.Since then we have bought and flipped many of our own personal homes whilst living in concrete dust and wood chippings and in 2006 having made an international move to Canada we began wholesaling from the moment we discovered that 'paper flipping' didn't involve the renovation work!

(takin out carpets and putting in wood/tiles....kitchen .......washrooms....paint....electrical complications are the big ones) youll also want to know whats desirable in your area...you know about construction so some areas people like concrete build others wood frame ykno what i mean you also wanna look for properties that are foreclosed don't know how viable that is in your area (thats how i find most of my flips) a HUGE piece of advice is do not look at a ruined house and think ew...think opportunity to put in 1000 dollars in and get out 2000.... that usually comes with more experience as well as having no emotional attachment to the place you're just trying to make money not marry your house lolBest of luck and if you got any specific questions just shoot

If I need some concrete poured, there's no guarantee that the first GC I talk to will be particularly knowledgeable about that particular task.
