Ask if you can give them everything on Friday AM, if so, then address the purchase contract getting that done in the company name and sign it, ABC LLC, BY your signature and print your name (or a signature block if you've got a classy operation, LOL).You'll need a picture ID, like your driver's license. 

I have an idea I wanted to share.Requestor submits an address, with pictures of a property you need a valuation for. 

I will post pictures of the house in a new thread and keep up with the process of the rehab and will update when available all the way through renting out the unit (form the eyes of a first timer of course).Lessons learned through the offer process and closing:A good Title and Escrow company is a must.

@Josh Rogan- I get that this is a people business, it's just that the markets that I am targeting are far enough away that it is cost and time prohibitive to go and look at each of them, so I am trying to see if there is an effective way of being able to virtual wholesale these properties by having a real estate agent or someone else that lives in the market to look at the property and send pictures of the property so that I can determine rehab costs.

Anticipating this I gave him a 30 day notice to sign , the driver witnessed it and I even went in to take pictures of the house .

A tip some people have given is post any notice on the door and take a picture of it. 

I've only seen pictures but will be looking at it in person in a couple of days.
