I haven't bought home warranties personally but from what I've heard, this seems to be a common experience. 

I personally believe it would add a ton of value and increase occupancy!

Hey @Ryan Brown - I personally would avoid any additional fees/charges on the rent as that can be disputed or simply not paid by the tenant. 

I have not used an agent before, and I've heard mixed things about that.My personal strategy has been to make up small business cards or flyers and then have somebody place those in the areas where my tenants are likely to be, such as local grocery stores, laundromats, restaurants, and so on.

In the case of a nationwide shut down like we saw, if that happened again, I personally don't think we'd see a such a massive pent up demand from vacationers, and could see people operating as normal if any more mandates are imposed, but it's hard to say. 

I've done this a few times.Most of these loans are managed by service companies so they are not tracking when the property moves into and out of a personal name or an entity. 

To put it in perspective, it is 100% true that a cash buyer has an advantage over a person who needs a loan.
