I want to help people if they succeed I succeeded, the more people that I do the more it’ll pay me back in terms of how the network works if somebody can afford a probably give me a call because I help them out, etc. etc. so just be quiet and stay in your lane because people like trolls just stay in bed I’m trying to be kind to people who want to get into this business and I don’t wanna die for anybody ever.

If you are the LL, either an attorney can write one up pretty quickly if it's a complicated lease with special provisions, or your State Association of REALTORS should have a promulgated form you can use (I've had people pay me $150 to write on up for them in Texas where I'm licensed).

I prefer under-valued, distressed, poorly managed, properties needing updating/rehabbing in markets where I can buy at a discount and build equity and cash flow for my time and investment.
