I realize you wanted a paper trail for everything, but that loses you a lot of ground in personal relationships.

Also, if you don't want to pay for an attorney to set up you LLC's you can do it yourself and use a registered agent service.

I wouldn't add it to the down payment unless it is necessary for cashflow, because the tenants will pay down the mortgage for you.
