When choosing an investment property, how much do outside variables weigh in on your decision?

., it's raining outside, and I'm leaving in a little bit to go to septic inspection for a client on one of my listings.

I’m looking for suggestions, info, drafts/formats, etc to present to potential financial partners to finance deals.I have more deal opportunities that financing available and am getting to a point where I’d really like to bring in outside/investor cash financing.I know several individuals in my network that are interested / willing to invest, but I need to be annoyed to present them with a term sheet or agreements And was going to see if anyone could offer help in putting something together or where to find.Thanks for any help!

Let’s just say they were financing outside the box .. 

I have a single family home just outside of downtown Atlanta, GA (Oakland City) and it has an unfinished basement with an external entrance to the backyard.

I cIan even provide preforclosures via RealList but I am looking for a true partnership where we can both bring value to each other.With my previous wholesaling experience, I believe it would be a natural partnership as I am an agent that thinks outside of the box and always looking for creative ways to put deals together. 

I have two rentals paid off and one financed and want to know if it is best to keep using my own money to buy properties or should I be doing outside financing.

Fortunately all things I could take care of from a distance while I was stationed outside the area or overseas.
