Do I include language in new Lease or is this just covered in the Assignment and include the Assignment as an exhibit...Do I just work off the original lease with original Barbershop tenant. 

They are on primary residences only though so not sure if you were looking for that or for an investment.

Hi all, I have recently posted that I am new to rental property investment.

A question I have been pondering within myself for some time and figured here would be a good place to get an answer.I currently own a home that has close to 100k in equity in it, we plan to move in 3-5 years to our long term house and would be sizing up a fair amount.So my question is should I use the equity to fund investments/projects, or should I save it and roll it all into my next house so I can have it paid off sooner/lower my monthly.

I've found a niche in real estate investing where I purchase a single family home with a large lot and split the parcel into two and sell the lot and either keep the home as a rental or sell it as well.

Narrowing down your goals will help you better choose a market the fits your investment criteria.
