Are you familiar with the organization?

It's definitely a challenge to juggle both but I am finding that a lot of it just comes down to organization and time management.

after attending some of my local real estate investment group meetings i am leaning towards starting my real estate investment career by doing a joint venture with a highly recommended investor in my group. he is the co-organizer of my investor group and teaches a 4 Saturday (which i am not taking) on real estate investment strategies n sustainable repeatable systems. i have bin reading and downloading every piece of information i can on real estate and am confident i am ready to get my feat wet. i would still be actively searching for a personal investment property which i will be beginning to actively searching for on may 1st .. are there any specific questions i should be asking as far as joint venture

You already have experience and success with this way and there are great tools to help you stay organized and keep things easy.

During that time I plan on saving as much as possible for a down payment on a new home to move into in the same area of the city, and turn my current home into a rental as well, gaining that one organically into my portfolio.

I've been doing it for six years and never missed a payment, but I"m super organized and careful for the reasons you identify.

If you want money people, you are networking in the wrong places with RE types, they know the game, what you need are private investors that you can inform, so long as you have the necessay knowledge.Civic organizations, the Red Cross, Literacy Council, Hospital Volunteers, Friends of the Library, Church groups, etc. are things the retirees get involved with doing community service.

It also does tenant ledgers, generates 3-day notices, organizes the process of checking prospective tenants and moving them in, and tracks maintenance.
