Don't pay for a park's future potential if you are the one who will be doing all the work.The $70k the two TOH rentals are worth at an 8 CAP probably doesn't cover the drawdown the house value will have sitting in a half vacant mobile home park.  

This doesn't somehow mean that they are going to stop paying the notes after 12/31/2024, right...?

Your 'profit' will come when you own and eventually sell an all TOH park.Here are some additional bullet points that I follow for your consideration.1- The best buyer is the one currently living in the home. 

I put about 60k down to avoid PMI, and it came with a duplex (I live on one side) and a single family netting me 2500/month with mortgage being $2,080.

But given that the renovation was done such a long time ago, there are some wear and tear, like Window and HVAC, shower handle and stuff, so we have been updating those one thing at a time, and I'm hoping that this house can handle another 20 year so the $ we poured in for the new set of windows are worth it...Would appreciate any thoughts!

I will have to keep the water in my name but I was also just thinking of keeping the electric in my name as well since there is just one dryer and I don't want one of my tenants to have to pay for the other one's dryer usage. 

If yours is not, dump her and find one who is.

First of all, my town and the ones surrounding are pretty small and don't have much for events for these types of people often enough to make a huge difference. 

We took a course recently and one of the main points the guy stressed was to just "get the house under contract" asap and then do the inspections and any other due diligence after.

Go with a local/regional one, you’ll get much better service.
