You may only need to use them in the stubborn areas.Also, if the floor is a large area such as a 2 car garage and or has any cracks, you'll want to put down an isolation membrane first. this will keep the cracks from telegraphing through your tile.

Extras that would make it even nicer: add a master bathroom suite, covered patio, 1-2 car garage depending on permits, minor landscaping, love :mrgreen: Some renovation costs i would guess at $15k for carpet, a/c, dryer plug, windows.

This nonsense rewards those that used their homes as an ATM, tapping out the equity every year or two as prices went up, buying cars, trucks, boats, who knows what with the equity and now that values have dropped, and they're underwater, they get a bailout.

Just for some quick numbers:Purchase price: $79kARV: $182k (from appraiser)Rehab costs (not including foundation/masonry work): $20kExpected foundation / masonry costs: up to $25kAnticipated gross rent - quadplex w/2 car garage - around $2600/mo (from several PM companies in the areaSo total cash into deal is about $129k, or at 0% down (not what I'm doing) I could cashflow at about $700 total or $175/door.But - the lenders won't fund the deal.

do not waste your time with that site @Chas Fabiano get in your car and start driving your area to learn as much as you can about the neighborhoods as possible,write down the address of houses that look in distress, look up the houses on your local gis system  and send them a letter to buymeet as many people as possible at your local reia group good luck
