The easy way to help you was mentioned numerous, literately numerous times.  

For out of state investments, the numbers are much much smaller and risk is spread out over numerous homes, so dont expect all to be empty at the same time!

@David Song, there is a lot of new construction, but demand is still outweighing the supply by far.

Of course if you have a client who e-mails and calls you numerous times during the year and burns hours and hours of your time, they should pay a higher fee.
