I have received numerous inquiries on this and that's why I put it out here to hear a different opinion. 

It is assumed by the state that any rental larger than a 1 bedroom will fall into this category at some point because of the anti-discrimination laws that prevent landlords from refusing a family because they have a child.

Outside of that...as long as you’ve done your due diligence and don’t plan on putting a subpar product out there then you should be fine.In regards to your contractors, they might not want to work in Knoxville because Knoxville requires that you also be certified and carry a Knoxville license on some infrastructure categories.
