I would not say STRs are off the table, but there is much hotter markets for sure, but I firmly believe STRs are quality driven products so opportunity strike where an investor is willing to meet it.

IT is a good opportunity and very close to me and probably would like to either do wholesale ( due to some commitments)  or I might flip or rehab + rent....  

Because of the scarcity of the product the value would go up...Thank you for mentioning that as this has given me an opportunity to further my point. 

However you do have the opportunity to look at a 1031 exchange which would indefinitely defer all of the tax on that $240K gain.Selling one larger property to use the proceeds to purchase several smaller properties is a classic 1031 strategy called a diversification exchange. 

It will be more helpful to network with other investors.
