It is currently on the market and we are working with a qualified intermediary  for a 1031 Exchange and looking for financing for two to three new properties to buy and hold for the children and their children and beyond. 

I noticed the secondary market has been making financing more difficult for rentals.

And that's assuming a bank would finance the other 95% which you'd need a job to support.Keep learning, keep saving and you'll have a very bright future ahead of you.

If you're looking for creative ways to acquire property I'd recommend getting familiar with Sub 2, seller finance structures, and raising private capital. 

Unless someone has a large backing of investors, conventional financing will be hard to find for a project of this nature. 

Hey Guys,I came across a $5mill MFH seller finance deal - 75%.I would like to get 10-15% covered in some sort of Jr Debt.What are common strategies used here?

I am looking for Flips or BRRRRs I believe initially to build up some cash and/or equity and cash flow, but would be open to having my strategy/goals challenged.With my previous business, I never took a paycheck and grew the revenue from ~80k to >2million annual revenue in 3-3.5 years and navigated a seller finance purchase of a overlapping/competing business.
