For example, for long term rentals, I like 3 bed/2bath brick houses (don't have to paint) in starter neighborhoods, with A rated schools.

We chose that over hardwood because of the following benefits:durable, waterproof and hides floor imperfections:  We then plan to do paint touch up and possibly new stove top and dishwasher.

There are live music, paint and sips, hooks lounges, events, concerts, etc. 

Could also be the damage you noticed on the roof while looking at it from the backyard or moisture you saw under the kitchen sink that "could" cost a lot of money to repair.

I have it under contract for $150k + Closing Cost($5-7k)[not big fan of the closing cost] so far I have no hard money invested.During our due diligence we found a lot of moisture damage to the flooring due some leaky sinks and water heater and I personally think neglected maintenance.

Make sure all smoke alarms are working, no windows painted shut, no exposed wires, etc.  

It does say that it is a rehab loan or cash deal because of the possibility of lead based paint.

Paint / carpet / etc. is easier to do.I'd consider doing Ohio house hunting once the winter weather hits.

So investing in a quality camera/ or professional photographer is a great investment.Also did you paint the siding or is it new?
