I like the strategy and risk mitigation of paying it down sooner.2 thoughts - 1) Do a 30 year loan and pay on it as if it was a 15 year loan, that way if you beat your projections you pay it off sooner.

Hey Joseph,   I agree with @Russell Brazil , I think that investing in your backyard is the one of the best strategies to mitigate risk.  

Make sure you get a "Wind Mitigation Report" done.

Even when I give them responses to these questions such as:"I know it's not easy, but if you don't take a risk, there is no reward""Well I plan on thoroughly screening my tenants to mitigate the risk""I will evict the tenant if they don't pay by following the processes set forth by local legislation" "I plan on having multiple exit strategies"It doesn't matter what you say to the nay-sayers, they still think you're crazy for even trying to get into it and that failure is a certainty. 

Often times realtors and buyers are aware they exist and should not be too scared if properly mitigated and documented.As stated above, having proper pitch and drainage are the most simple and effective ways to help avoid foundation issues.

Tenant#3: Again not an ideal tenant however with some risk mitigating factors such as the larger deposit it could be consideration.

In the interest of full disclosure and risk mitigation, don’t you always want to notify the lender of the subject to arrangement?

However, there are mitigating factors a lender/underwriter can consider.
