Tonight I mentioned the tread strips we applied earlier in the year and he said he took them off because they too didn't work and water pools in the steps. there is a railing on the stairs and it is firmly in place (we fixed that earlier last year).

I pick a geothermal as opposed to the mini-split Charlie mentioned because you would not need to augment the system with oil or gas since they have the power to heat at sub zero temperatures.

The appraiser will take a scope of work to envision what the property will look like post-rehab, and then do comps based on that vision.For conventional rehab loans like 203k or HomeStyle Renovation, I'd imagine they do the same thing as well.Still unclear whether this loan was conventional or short-term financing; it wasn't mentioned by the OP.

As mentioned getting the CCIM designation takes more than just attending classes you must do a certain  number of deals to get the designation.

Keep in mind some properties are economically obsolete … along with functionally obsolete.. be careful.. in this day and age with the internet and this irrational exuberance to be landlords there are not many markets that are totally under the radar that are viable..
