Lake Mary, Maitland, and Orlando are really the three biggest white-collar employment zones with higher prices nearby, so communities within a 20-30min drive are always in demand.

It won't be 1% but you can get around .8% for class A area 700+ credit renters and very strong demand.

However you have to keep in mind when unemployment is higher employers can and likely will become more demanding and require more face time.

So it can also be used for office/retail (not in high demand right now, but maybe in 5 years) but getting a variance to make it a fourplex is probably unlikely.

Also you need to focus on areas of demand where houses are selling quickly.

This thread is timely, as we just had a guest complain about several things post departure from a highly rated property and they demanded compensation.  

I want to post a Notice to Quit or a Demand of Possession, but I'm afraid that will imply we have a tenant-landlord relationship.

If they find out you did this, they have the right to accelerate the full amount due and demand you pay off the entire loan in 30 days. 

(There is more 'backstory'... we intend to begin offering additional services like daily meals, housekeeping, etc, in the future, but for now, it's non-nursing, non-medical, simply standalone rentals.)
