Appliance dolly (with straps) and get a small Uhaul...of course, if you can organize your moving tasks to maximize the Uhaul, it works out better, but renting a Uhaul for a few hours beats tipping it into a pick-up...in my experience, anyway...

Clever split levels, or doing a mezzanine, might get you the floor count but won't yield any additional square footage... and people pay for square feet, not floors.

I also started listening to the Bigger Pockets podcast and about 13 episodes into that so plenty more to learn.I currently do own one investment property but that was starter home turned investment so this would be my first purchase that was intended for investing.I don't really know much about the rehabbing side of real estate and purchasing a home that needs some work is going to yield me a better deal but I'm really trying to get my foot in the door with one unit before adding additional challenges.
