New Investor looking to learn

Hi guys, I've been spending the last 6-7 weeks trying to learn as much about real estate investing as I can. I am based in the Philippines and looking to invest in the US so all cities I will be looking in are long distance. The areas I called home before I left the US (Tampa Bay area or SF Bay Area) just don't make much sense to invest in right now so I'm currently looking in the midwest but really open to all areas.  I'm currently listening to David Greene's Long Distance Real Estate Investing on Audible and about half way through it. I also started listening to the Bigger Pockets podcast and about 13 episodes into that so plenty more to learn.

I currently do own one investment property but that was starter home turned investment so this would be my first purchase that was intended for investing.

I don't really know much about the rehabbing side of real estate and purchasing a home that needs some work is going to yield me a better deal but I'm really trying to get my foot in the door with one unit before adding additional challenges. With that being said I would like my first property to be a cash flowing turn key property. Once I get a couple turn key units down I'll probably start branching out to other units.

I just wanted to stop by and introduce myself. Wish me luck in my REI journey.
