ReyThanks for responding.You appear to be selling what can only be considered 'real estate' or an 'investment' or probably more accurately a combination of the two.Why not procure the proper registrations for your firm, either as an investment broker/dealer or as real-estate broker, or both?

So if the trust paperwork has a flaw and it does not properly convey title into the trust from the two natural people (mom and daughter) then it needs to be certified which is a way the insurance company makes sure it is proper.
